Viewing a Property

Buying a house is likely to be the most important transaction of your life and it is important that you make the right decision for you. To help you dive deeper, consider asking the following questions at your next viewing: 

1. HOW LONG HAS THE PROPERTY BEEN ON THE MARKET? 
If the property has been on the market for several months it is worth investigating why. There are several reasons a property may remain on the market and there is no ‘one size fits all’ when it comes to how long it takes a property to sell. 

2. HOW MUCH INTEREST HAS THERE BEEN IN THE PROPERTY? 
If you’re already getting a good feeling about a property as you pull up on the driveway, its likely other viewers have felt the same! Ask how many viewings have taken place and if any offers have already been made – your estate agent can advise you but cannot disclose the actual offer amounts. 

3. IS THERE A CHAIN? 
It is important to establish if there is a forward chain. A property with no forward chain is one ready to be sold straight away without the seller needing the funds to purchase the next property or move on. If there is an onward chain, the owner intends to use the sale to fund their onward move which can affect the speed of the transaction. By understanding the owner’s circumstances, you can set realistic timescales for your property purchase. 

4. WHEN ARE THE VENDORS PLANNING TO MOVE? 
Once you’ve established that there is a chain, it is worth investigating the seller’s position, so you can ensure it ties in with your own. Bear in mind, not every transaction will go through quickly, but your perfect home is worth waiting for. 

5.WHAT IS THE LOCAL AREA LIKE? 
You may already be familiar with the area or have carried out some independent research, but if not, aim to ask pertinent questions about local schools, accessibility to facilities such as doctors, hospitals, vets and supermarkets. Your agent will have excellent knowledge of the local area to help guide you. 

6. WHAT IS INCLUDED IN THE SALE? 
This may not seem like an obvious question, but it is important to discuss what goods the seller is intending to take with them to avoid disappointment. Fixtures and fittings can be expensive, so if you decide the home is right for you, you may want to double check that those extra features are included, which could save you thousands in the long run.. 

7. WHAT ARE THE RUNNING COSTS OF THE PROPERTY? 
To help with your monthly budgeting, think about the council tax, gas and electricity bills, water rates and other utilities. And, on the topic of utilities, ask about the broadband speeds in the area, particularly if you work from home. 


THE FINAL CHECKS 

Love the sun? 
Check which way the property faces! A south facing garden will provide plenty of opportunities to soak up the sun! 

Want to make improvements or renovate? 
If it’s an old property check whether it’s listed or in a conservation area as restrictions may apply. The agent may have reliable local contact such as builders, electricians and plumbers to help with your home 

Keep an open mind 
Don’t judge a book by its cover, you may find yourself a hidden gem.
